Dirty Air Ducts in Brand New Homes?

  As the owner of two SERVPRO franchises, I decided in 2016 to move closer to my business, located in Waltham. I purchased a brand new home that is 9 minutes from my office and the house is great! I was very excited to move into a home that has just been built. I thought there will be nothing to fix because it is “brand new”… I was wrong!

    When the home inspection was done, it was revealed that the air duct system (HVAC) was loaded with sawdust. Because SERVPRO cleans air duct systems, I knew exactly what had happened and what was needed to be done. The house was built in the winter, so all the wood was cut inside the house! I have all hardwood floors, large baseboards, wainscoting and crown molding…there is a lot of wood! They cleaned up most of the sawdust in the house but did nothing with the air duct system.

    The house was on the market for over 200 days before I bought it. The impressive amount of sawdust sat inside the air duct system through the hottest and most humid of days in the summer months. The air conditioner was only turned on when potential buyers, like me, would visit. Here is a short lesson on the creation of mold:

 Sawdust (organic material) + Moisture (high humidity) = Fungal Growth (Mold)

     Because I own a company that cleans HVAC, this was an easy problem for me to fix. Due to the size of the house, the cost to clean my 2 systems in a 2,300 sf house would be around $1,100. If you purchase a brand new home, you should check the filters and see if it is loaded with sawdust. This can be a very serious problem for children with asthma or anyone sensitive to mold. Some people live with poor health for years because they never check the system that provides the air that they breathe! If you live in a home that has air ducts of any kind, you should have them cleaned every couple of years. It is one of the best things you can do for yourself and your families’ health.

Our Responsibility for Property

Often times when damage occurs to a home or business, more than just the structure of the property can be damaged but contents, or personal belongings, can also be affected. In situations where SERVPRO takes in contents to be restored, we are ultimately in custody of the property until it is returned. When the property is under our custody, we take responsibility for it fully.


Custody Procedures:

- Responsibility for another’s goods commences when goods are received and terminates upon delivery of goods back to the owner. SERVPRO will document a written list of items received, the condition of the contents, and secure a written acceptance sign-off from the owner when the property is returned.

Develop a Maintenance Program for Storage

- Building and mechanical systems should be maintained in good working conditions. Repairs, services or updates should only be completed by licensed contractors.

- Roofing surfaces and drains should be inspected frequently and repaired as needed

- Automatic sprinkler system should be inspected annually by a licensed contractor.

- High hazard exposures such as flammable or combustible materials should be identified and properly protected, or eliminated.

- A no smoking policy should be in place and strictly enforced

- Trash and debris should be removed and disposed in an exterior dumpster

- The building exterior should appear safe and secure to try to prevent burglary, which is often a crime of opportunity.

- Access into a facility should be restricted and controlled.


When someone else’s property is under our care we have a liability to care for the property.
