Class 3 Gymnasium Water Damage

Commercial Class 3 Gymnasium Water Damage Our water restoration professionals get you back in business ASAP

It is amazing how much damage water can do in a very short time, especially when the water starts from an upper story and flows down through multiple floors.

When ceilings and floors are saturated and the water has wicked at least 24 inches up the walls, we call that a class 3 water damage. These losses take extra time and can require special equipment to dry.

Overnight Disaster

In January, our franchise responded to a water damage in a two-story commercial building caused by a broken pipe in the top floor ceiling.

The top level was a vacant office space and the lower level was a cross-fit gymnasium. All appeared to be fine when the gym closed for the evening, but by the time the gym opened the following morning a burst pipe in the upper level ceiling had affected the ceilings, walls, and flooring of both levels.

We received the phone call at 9:15 a.m. and our production manager was onsite by 10:00 a.m.

Class 3 Commercial Water Damage

At that point, the upstairs office had wet carpet, baseboard, drywall, insulation, and ceiling tiles, while the cross-fit gym had wet wall paneling, drywall, insulation, ceiling tiles, rubber floor mats, and concrete.

In addition, we found microbial growth on the walls of the sprinkler closet of the utility room.

Extraction and Drying

To begin, our technicians extracted as much water as possible from the carpets and gym mats. They set up forty air movers and five LGR dehumidifiers to start drying the building and two HEPA-filtered air scrubbers to pull microbial spores and particulates out of the air.


Our mold remediation technicians also had to address the microbial outbreak in the sprinkler closet.

They built negative-air containment around the sprinkler closet to keep microbes and spores in there from spreading to other parts of the building.


Our crew could not start on demolition of unsalvageable materials until asbestos testing was completed in accordance with Mass DEP Law 310 CMR 7:15 (4). Once the asbestos testing lab said it was okay to proceed, they performed demolition of affected ceiling and walls that contained wet insulation.


Our technicians applied a botanical anti-microbial product to all wet surfaces to discourage mold growth.

In the sprinkler closet, they used a HEPA-filtered vacuum to remove all visible microbial growth from non-porous surfaces. They also removed wet drywall in that area and disposed of it, as contaminated organic materials cannot be salvaged.

Final Cleaning

When all rebuild work was completed in the building, we went back to clean the carpets and gym mats.

Do Not Delay

It took seven days to dry all areas of this building, all from one leak in the ceiling that flowed unchecked for roughly twelve hours.

However, we were involved soon enough to save the flooring and avert microbial growth. 

Because this building owner acted so fast, we were able to save carpets, mats, and other building materials. The gym was back in business and the office available for occupation much sooner because the restoration project was not a total gut rehab.

We also installed a HEPA-filtered air filtration device to collect airborne bacteria and reduce the smell of sewage in the building.

The property management company footing the bill was pleased because our final invoice was consistent with our original estimate. The tenants—the store owners—were very pleased as well because we cleaned up all the contamination that afternoon and had the entire store dry within two days. We were pleased that once again we met our 1-4-8 commitment.

Air Terminal Flood

We were recently called to an air terminal that flooded during a summer microburst. Four inches fell in two hours, and the air terminal flooded to four feet deep.

It is amazing the damage two hours of rain can do. Our team had to recover documents from a flight school, clean heavy equipment, and dry the entire building. For some of the specialty items, like antique furniture in one of the offices, we called in trusted subcontractors to complete the restoration with us.

Office Building Water Damage

Last year, a cold snap caused a sprinkler head to break off on the top floor of a 20,000-square-foot, two-story office building. By the time someone shut off the water a few hours later, most units on both floors plus storage in the basement were affected.

We had to deploy a giant generator, several truckloads of fans and dehumidifiers, and all of our technicians to complete the restoration and dry out the building.

The Roof is on Fire!

We’ve all done and said it. We have all “raised the roof” at some point because it was on metaphorical fire. But what does one do when it is literal? In non-musical proportions, this recently happened to one of our local businesses.  Boston Rhythmic, a rhythmic gymnastics school, had a fire in their Watertown location.  Their roof was literally on fire. Their sprinkler system managed to retard the fire from spreading but water damage ensued.

To paraphrase the owner of the company, she never thought she would face that type of disaster. Never her business. Water had spread at the back end of the facility and the bathrooms were nonfunctional by the time the restoration crew arrived.

- Review the property insurance with an insurance agent to determine concerns of a hurricane

- Bring in things that are usually left outside, remove outdoor signs and secure loose objects that can cause possible damage if there are strong winds

- If the property has glass frontage, clear the area as much as possible and board it up with shutters or wood. If you do not have shutters or boards, try masking or duct tape and tape the window in an “X” fashion to reduce shattering.

Building Interior

- Move things away from the windows to avoid water damage

- Clear flat surfaces of small loose objects and take down all loosely secured pictures, plaques

- Relocate files, boxes, computers, office machines and other equipment to the driest place in the building. Try not to leave boxes on the floor and remove contents within lower file cabinet drawers to a secure location

- Try to keep an inventory of where all things were relocated so when it is time to unpack you’re saving time!

- Disconnect electronics and equipment and try to secure with tarpaulins and tape.

An emergency escape plan is not required for all business, OSHA (Occupational Safety and Health Administration) recommends building an emergency action plan to protect yourself, your employees, and your business during an Emergency situation. Here are some tips:

  • Organize an Emergency Preparedness Procedures review with employees to review your company's emergency plans.
    • You may wish to select an individual(s) to lead and coordinate your emergency plan. 
  • Once a plan is developed, post evacuation procedures, including routes and exits, where they are easily accessible to all employees.
    • Ensure all exits and routes are clearly marked and well lit, wide enough to accommodate the number of evacuating personnel, and unobstructed and clear of debris at all time.
  • Conduct office evacuation exercises and drills.
    • Designate a safe spot outside of the facility where employees can regroup, recover and conduct a head count. Once completed, evaluate how well the plan worked and if additional training or exercises are needed.
